About NextHome Rustic Realty

At NextHome Rustic Realty – Team Happold, we believe in the Wyoming way of doing things: putting humans over houses, keeping things simple, honest, and real, and showing up for people when it matters most.

To us, real estate is about far more than buying and selling property. It is about helping people create opportunity, build wealth, navigate change, and feel confident about what comes next.

Based in Cheyenne, Wyoming, Team Happold is a family-run real estate team led by Kari Happold alongside her son Cade Happold and husband Mike Happold. Together, we specialize in residential homes, acreage properties, land, ranch and recreation properties, relocation, investment real estate, and strategic home marketing throughout Wyoming.

With more than 700 real estate transactions and decades of combined experience in real estate sales, investing, development, renovations, business ownership, and land-related projects, we bring real-world experience that goes far beyond traditional real estate. We actively invest in real estate ourselves and understand firsthand the challenges, risks, and rewards that come with homeownership, renovations, development projects, land ownership, and long-term investing.

Our background includes residential and commercial development projects, investment properties, property renovations, recreation developments, conservation-related work, habitat improvement, and complex negotiations involving landowners and development projects across the country. Before transitioning into full-time real estate, Cade owned and operated a successful landscape business for seven years, while Mike spent more than 30 years working with landowners, wetland restoration, conservation projects, habitat improvement, and land-related negotiations across all 50 states.

That experience shapes the way we serve our clients. We believe real estate should feel approachable, understandable, and empowering, whether someone is buying their first home, selling a longtime property, relocating, investing, or searching for land to build a future on. We focus heavily on education, honest communication, and helping people understand their options so they can make confident decisions without pressure.

At the same time, we combine that personal approach with modern marketing strategies designed to help our clients stand out in today’s market, including professional photography, aerial drone media, video marketing, floor plans, social media campaigns, digital advertising, and strong communication systems throughout the process.

When people look back on their experience with our team, we do not want them to simply remember the transaction. We want them to remember the comfort of having a trusted team beside them, the confidence of feeling informed, and the relationship built along the way.

At the end of the day, we are people just like you. We believe relationships matter, trust matters, and how you treat people matters.

People come first. Always.
